Open DeviceHub when Xcode ships no Simulator.app - #197

Xcode 27 removed `Simulator.app` from the developer directory and replaced it with `DeviceHub.app` next to Xcode's other bundled applications. `simctl.open()` failed there, which aborted `crossbundle run ios` after the app had already been installed. Look for `Simulator.app` first and `DeviceHub.app` second, and treat a missing UI as non-fatal: `simctl` keeps working headless, so the run continues and the CLI prints a warning instead.
